Any property reservation, booking or purchase is also subject to the applicable agreement signed between you and Us. These website Terms do not replace that agreement. If there is a conflict concerning a property transaction, the signed agreement shall prevail, subject to applicable law.

3.1 Access to Our Site is free of charge. This does not affect amounts payable for property bookings, instalments or other obligations under a signed agreement.

5.3 You must not reproduce, modify, distribute, sell or commercially exploit Content without Our prior written permission or the permission of the relevant rights holder.

Where available, Our Site accepts payments for property booking fees and instalments associated with a property transaction.
You must ensure that the payment relates to the correct customer, property, booking, agreement or payment reference.
All website payments are charged in United Arab Emirates dirhams (AED).
If your payment account uses another currency, your bank or card issuer may apply its own exchange rate and fees.
Accepted payment methods are displayed at checkout. Online payments are processed through Network International.
Availability of a payment method is subject to the payment provider, card issuer and applicable processing requirements.
By submitting a payment, you confirm that you are authorised to use the payment method and that the information provided is accurate.
Payments are subject to authorisation, security checks and successful processing. A declined or unsuccessful transaction does not settle the amount due.
Following a successful payment, an on-screen confirmation and an email receipt will be provided.
Please retain your receipt and transaction reference. If your account appears to have been charged but you have not received confirmation, contact Us before attempting the payment again.
A payment receipt confirms the payment transaction. It does not, by itself, constitute a property sale agreement, guarantee a property allocation or transfer ownership.
Reservation, allocation, purchase and ownership rights remain governed by the applicable signed agreement and law.
If you believe a payment has been made for the wrong amount or reference, or processed incorrectly, contact Us promptly at admin@amberdevelopments.ae with the relevant transaction details.
Do not send your full card number, card security code or banking password by email.
Property booking fees and instalment payments are non-refundable, except where a refund is required by applicable law, expressly due under the applicable signed agreement, or relates to a verified duplicate or erroneous charge.
Requests to cancel a property booking or purchase must be submitted in writing to admin@amberdevelopments.ae.
Cancellation rights, consequences and any amounts payable or repayable are governed by the applicable signed agreement and law. Submitting a cancellation request does not itself establish an entitlement to a refund.
If you are charged twice in error for the same payment obligation, please contact Us with the transaction references and supporting evidence.
Following verification, the duplicate amount will be refunded to the original payment method, subject to the payment provider's processing requirements.
Verified erroneous charges will be investigated and corrected as appropriate. Any refund due will be processed through the original payment method, subject to applicable law and payment provider requirements.
Refund processing times depend on Network International, the relevant card scheme and your bank or card issuer. The date a refund appears in your account may differ from the date We submit it.
You may contact Us for an update on an approved refund.
Nothing in this policy excludes any refund right, payment dispute right or other protection that cannot lawfully be excluded.
10.1 Nothing in these Terms excludes or restricts liability for fraud, fraudulent misrepresentation or any other liability that cannot lawfully be excluded or restricted.
10.2 Subject to Section 10.1 and applicable law, We do not guarantee the accuracy, completeness or uninterrupted availability of Our Site or third-party services linked to it.
10.3 To the extent permitted by law, We are not liable for indirect or consequential losses arising from your use of, or inability to use, Our Site.

13.3 These Terms govern website use and online payments. Property-specific obligations remain subject to the relevant signed agreement.
14.1 These Terms are governed by the laws applicable in the Emirate of Dubai and the applicable federal laws of the United Arab Emirates.
14.2 Subject to mandatory applicable law and any binding dispute-resolution provisions in a relevant signed property agreement, disputes arising from these Terms shall be subject to the jurisdiction of the Courts of Dubai.
14.3 Nothing in these Terms removes any mandatory consumer or other legal rights that apply to you.
